There are key requirements any buyer must comply with before opting to buy land in Rwanda.

5 IDEAS TO NOTE BEFORE BUYING LAND

Due diligence

Firstly, you of course have to find a property that you want to buy.

The seller is the rightful owner of land, whether he or she possesses all documents in regard to the land up for sale, makes sure that the land does not have any caveat.

Consult authorities to verify whether you are not buying government land, does not fall in swamps/ wetlands.

 Land to be bought must comply with legislations such as  commercial activities or residential land basing on the master plan.

Consent of the both parties

The seller must give consent before selling land.

Also one may give power of attorney if he/she is not available to sign documents.

Sign a contract/Agreement

Sign a contract with the seller before authorities. Consult a lawyer for legal advice before signing land purchase agreement because at sometimes you need protection.

Get contract/agreement notarized

Both the seller & the buyer have to go to the sector “Umurenge” notary to have their agreement notarized.

 Both parties present their identification documents in order for the registration process and transfer of the land to commence.

At this level if the buyer or the purchaser lacks capacity to take part in land transaction him /her issues power of attorney to another person to act on their part.

Duration & Getting Land title

Competent authorities in land matters start to process the land title in the names of the buyer and he or he/ she will gain ownership and occupation upon getting land title.

The process may take not less than 3 weeks from the date of submission of all documents .
